Peridot Residences is a 396-unit apartment community at 1601 Elm St in Downtown Dallas, Texas, occupying 19 converted floors of the 50-story Santander Tower, originally known as Thanksgiving Tower. The first phase, which opened in 2023, turned 14 former office floors into 291 apartments and amenity spaces. A second phase converts five more floors into 105 one- and two-bedroom homes. Pacific Elm Properties developed the project with Mintwood Real Estate, and WDG Architecture designed the residences. The tower also holds offices, restaurants, a Mint House hotel and the private Tower Club.

Pet Policy

Peridot Residences is pet-friendly and allows up to two pets per home, with a combined weight limit of 100 pounds. A pet fee and monthly pet rent apply, and breed restrictions are in place. Peridot Residences sits at 1601 Elm St in the center of Downtown Dallas, a block from Thanks-Giving Square and close to the Main Street District, the Neiman Marcus flagship and the Downtown pedestrian network. Pacific Plaza park and the Dallas Arts District are a short walk north, and Klyde Warren Park is a few blocks beyond. DART’s St. Paul and Akard stations are nearby, with quick access to I-345 and the Woodall Rodgers Freeway.
