DallasApartmentBuildings.com is an independent, ad-free directory of apartment buildings inside the City of Dallas limits, generally properties of about 50 or more units. It is created and maintained by ChicagoRealEstate.ai. This directory supports equal housing opportunity.
Equal Housing Opportunity
It is unlawful to discriminate in the sale, rental, financing or advertising of housing on the basis of a protected characteristic. Three layers of law apply to housing in Dallas.
Federal law. The federal Fair Housing Act prohibits housing discrimination because of race, color, national origin, religion, sex, familial status or disability. It is enforced by the U.S. Department of Housing and Urban Development (HUD).
Texas law. The Texas Fair Housing Act (Texas Property Code, Chapter 301) protects the same characteristics: race, color, national origin, religion, sex, familial status and disability. It is administered by the Civil Rights Division of the Texas Workforce Commission.
City of Dallas law adds source of income. The City’s fair housing ordinance (Dallas City Code, Chapter 20A) prohibits discriminatory housing practices because of race, color, sex, religion, handicap, familial status, national origin or source of income. The ordinance defines source of income as lawful, regular and verifiable income from whatever source derived, including housing vouchers and other subsidies, child support and spousal maintenance, except as prohibited by Texas Local Government Code Section 250.007.
That state statute limits what the City can require. Section 250.007 provides that a Texas city or county generally may not adopt or enforce an ordinance that prohibits a landlord from refusing to rent to a person because that person’s lawful source of income to pay rent includes funding from a federal housing assistance program. As a result, the City’s source-of-income protection does not, in general, require landlords to accept federally funded vouchers such as Housing Choice Vouchers. Chapter 20A does provide that, for housing that benefits from a subsidy approved by the Dallas City Council on or after the ordinance’s effective date, source of income includes housing choice vouchers and other federal, state and local housing subsidies, and it sets out a voluntary program encouraging voucher acceptance as Section 250.007 permits. Whether a particular building is covered is a question for the City’s Fair Housing Division or a lawyer, not for this directory.
How This Directory Is Written
This directory describes buildings, not the people who live in them. Listings record building characteristics such as unit counts, number of floors, year built, amenities, parking and pet policies. This site does not publish tenant preferences or limitations. It does not rank buildings, and it does not accept payment for inclusion or position. Where a field is blank, the information was not confirmed from a reliable source; a blank field is not a statement about the building.
Income-Restricted and Age-Restricted Buildings
Some apartment buildings operate under affordable housing programs, such as the federal Low-Income Housing Tax Credit or HUD-assisted housing, which limit eligibility by household income. Income limits under these programs are generally set as a percentage of area median income and are updated annually; this directory does not publish them.
Some buildings operate as housing for older persons. Under federal fair housing rules, housing qualifies for the “55 and older” exemption from the familial status protections only if at least 80 percent of its occupied units are occupied by at least one person 55 years of age or older, and the housing publishes and adheres to policies and procedures that demonstrate its intent to operate as housing for persons 55 or older. Housing intended for and solely occupied by persons 62 or older is also exempt. The Dallas ordinance contains a parallel exemption.
Nothing on this site is a determination that any person is or is not eligible for any building. Contact the building directly for current eligibility requirements.
