This directory lists 15 buildings in its West Dallas / Trinity Groves category, all completed since 2014, on the land just west of the Trinity River from Downtown. This guide covers how the corridor took shape, how its sub-areas differ and which buildings stand where.
Short answer: The directory’s 15 West Dallas / Trinity Groves buildings date from 2014 to 2025. They cluster in four places: Singleton Boulevard around Trinity Groves and Trinity Green, the West Commerce Street corridor, Fort Worth Avenue toward Kessler Park, and a few streets in between. Downtown is roughly two miles east across the Margaret Hunt Hill Bridge, which opened in 2012.
How the corridor began
The modern West Dallas apartment market grew out of two projects that arrived together. The Margaret Hunt Hill Bridge, designed by Santiago Calatrava, opened in March 2012 and linked West Dallas to Woodall Rodgers Freeway and Downtown across the Trinity River. The same year, West Dallas Investments, a group led by Phil Romano, Stuart Fitts and Butch McGregor, began turning warehouses at the bridge’s west end into Trinity Groves, a restaurant and entertainment hub that started as an incubator for new restaurants.
Apartments followed. The earliest buildings in the directory here date from 2014 and 2015, and the three Cypress at Trinity Groves phases and the Trinity Green district now make up much of the area’s apartment stock.
Singleton Boulevard: Trinity Groves and Trinity Green
The densest cluster sits along Singleton Boulevard, at the foot of the bridge and west of it.
- Cypress at Trinity Groves I, 320 Singleton Blvd (2017): the first phase, directly across from Trinity Groves, with ground-floor retail.
- Cypress at Trinity Groves II, 411 Broadway Ave (2019): the second phase, on the block just west.
- Cypress at Trinity Groves III, 626 Singleton Blvd (2023): the third phase, extending the development west along the corridor.
- The Austin at Trinity Green, 1212 Singleton Blvd (around 2017): the first apartment phase of Trinity Green, a 25-acre district assembled by Stonelake Capital Partners.
- Trinity, 1010 Singleton Blvd (2023): a 490-unit later phase of Trinity Green, beside the district’s one-acre central park.
- CO/OP Singleton, 2901 Borger St (2025): the corridor’s newest building, farther west.
West Commerce Street
South of Trinity Groves, West Commerce Street runs west from the river past a row of mid-rise buildings, with the Trinity River levee trails close by. The site of the planned Harold Simmons Park along the river is nearby.
- The Langford, 200 W Commerce St (2020): a four-story building on the corridor’s eastern edge, with live/work units.
- LTD West Commerce, 305 W Commerce St (2017): four stories, with a fourth-floor sky lounge.
- Westerly, 411 W Commerce St (2021): a seven-story mixed-use building now operated by Equity Residential.
- Pike West Commerce, 444 W Commerce St (2014): one of the corridor’s earliest modern apartment projects.
- Infinity on Yorktown, 660 Yorktown St (2015): less than two miles from Dealey Plaza.
Fort Worth Avenue and Sylvan
To the southwest, Fort Worth Avenue climbs toward the Kessler Park bluffs and meets Sylvan Avenue at the edge of North Oak Cliff.
- SYNC at West Dallas, 604 Fort Worth Ave (2016): a three-story community with many homes facing the Downtown skyline.
- Sylvan Thirty, 750 Fort Worth Ave (2015): billed as West Dallas’s first mixed-use retail and apartment development, with shops and restaurants on the ground floor.
- Seale 707, 707 Seale St (2018): a 60-unit boutique building just off Fort Worth Avenue.
- Kessler Bluffs, 1000 Fort Worth Ave (2023): townhome-style rentals across from the historic Belmont Hotel.
What to know before renting here
- It is close to Downtown, but separated by the river. Most buildings are about two miles from the core, and the bridges make the drive short.
- The area is still developing. Ask about any construction nearby when you tour.
- Each sub-area has a different feel. Singleton is built around Trinity Groves’ restaurants, West Commerce has independent bars and coffee shops, and Fort Worth Avenue is closer to Kessler Park and Bishop Arts.
