Completed in 2024 and rising 16 stories, it was developed by Mill Creek Residential with the Hamilton family and built to National Green Building Standard Bronze criteria. The building offers one- to three-bedroom homes, some with dens for remote work. It has an unusually broad set of shared spaces, including a seventh-floor pool deck, a rooftop sky lounge and creative rooms such as podcast studios and a maker space. Pet Policy

Modera St. Paul allows up to two pets per home, with a 120-pound weight limit per pet. A one-time pet fee and monthly pet rent apply per pet. Restricted breeds include Pit Bulls and Staffordshire Terriers, Bull Terriers, Akitas, Presa Canarios, Mastiffs, Rottweilers, German Shepherds, Dobermans and Chow Chows, along with any hybrid or mix of these breeds. All households complete a PetScreening profile, which is free for residents without pets and for assistance animals. The building has a pet spa and a dog run.

Modera St. Paul sits at 400 S Saint Paul St on the southeast side of Downtown Dallas, near the East Quarter and about half a block from Harwood Park.
